PROJECT DOCUMENTATION

Please provide any of the following currently available:

  • Property and/or topographic survey (if you have one)

  • Geotechnical report (if you have one; we do have several in the neighborhood that we can base our designs on if not)

  • Civil, grading, or drainage information (if you have it)

  • Current architectural construction documents (If the attached set provided previously is the latest set, that's fine)

  • Existing permit comments (if applicable)

  • Product selections or approvals already established for major exterior components and special interior elements (i.e., marble free-standing tub, or large format tile, etc.)

BUILDER & CONSTRUCTION TEAM

  1. Who will serve as the General Contractor?

  2. Has the builder previously constructed projects within the Texas Windstorm designated catastrophe area?

  3. Is the builder familiar with the TDI inspection and WPI certification process?

  4. Who will serve as the superintendent or day-to-day construction contact?

  5. Will Pillar be permitted to communicate directly with the builder, superintendent, architect, and applicable subcontractors when technical coordination is required?

  6. Will the contractor be expected to coordinate required inspections with our office before work is concealed?

ARCHITECTURAL COORDINATION

  1. Please confirm who will remain responsible for the architectural documents during construction.

  2. If structural requirements require modifications to the architectural design, will the architect/designer remain available to make and coordinate those changes?

  3. Have any major materials or systems already been selected or ordered, including trusses, windows, doors, structural steel, engineered lumber, exterior cladding, roofing, or other specialty components?

If yes, please identify them.

ENGINEERING & WINDSTORM

  1. Has another engineer performed any engineering work associated with this property or design?

  2. Has any WPI application previously been established for the property?

  3. Has any portion of construction begun, including site work, foundations, pilings, framing, roofing, windows, doors, or exterior finishes?

  4. Are there any unusual structural or architectural features that we should be aware of, such as large openings, significant cantilevers, elevated construction, large glazing systems, custom structural steel, rooftop equipment, retaining walls, or specialty foundations?

EXPECTATIONS

  1. Who will have authority to approve changes that affect project cost, appearance, or schedule?
